Before you start a flooring project, the first thing you need to do is set your budget. As well as the cost of the flooring itself, there’s also fitting costs, accessories, and even subfloor prep work to bear in mind, which can all add up quickly. Let’s face it – budgeting for new flooring is far less exciting than choosing colours and designs but working out your flooring budget from the get-go ensures there are no unpleasant surprises later!

How much does Karndean flooring cost?

So, let’s cut to the chase – how much is Karndean flooring? At Tapi, we offer two Karndean gluedown flooring collections: Van Gogh and Art Select.

  • Van Gogh is the mid-range price option, starting from £44.99 m2 for straight planks and £57.99 m2 for herringbone designs.
  • Art Select is a premium range of luxury vinyl that starts from £62.49 m2 for tiles and planks and goes up to £79.99 m2 for herringbone*.

The difference between the two collections is that Art Select luxury vinyl is thicker than Van Gogh with a thicker wear layer – we explain this in more detail in our Karndean flooring thickness guide.

Is Karndean flooring expensive?

Karndean flooring is available in a range of different price points and qualities, from entry level LVT to top of the range options that cost a bit more. You’ll often find that more expensive LVT looks and feels most like real wood or stone, and overall quality is better.

Whether Karndean flooring is expensive depends on the range selected, the size of the room, and the installation method, which we’ll explore below.

What can affect the cost of Karndean flooring?

There are several factors that can increase Karndean flooring prices:

  • Wear layer – A thicker LVT wear layer is more robust and higher quality
  • Design details – An embossed or hand-scraped finish adds texture and detail to the luxury vinyl tile, but it’s another step in the manufacturing process that increases the price
  • Bevelled edges – The edges of each board have a defined slope to imitate real wooden planks or stone tiles, and the design has been wrapped around it for added authenticity
  • Installation method – Gluedown (or dry back) luxury vinyl is cheaper than click luxury vinyl, but it takes longer to install so fitting can cost more
  • Fitting layout – Herringbone luxury vinyl is more expensive to install than straight plank due to the complex fitting pattern and multiple cuts required

What is the average cost for Karndean flooring?

Here’s a rough idea of how much luxury vinyl flooring costs at Tapi:

  • Budget luxury vinyl – £20 to £30 per m2
  • Mid-range luxury vinyl – £30 to £45 per m2
  • High-end luxury vinyl – £45 to £80+ per m2

Looking at how much Karndean flooring is per m2 next to other luxury vinyl prices, you’ll see that £44.99 to £79.99 per square metre sits at the top of the mid-range and firmly in the high-end price bracket.

How much does it cost to have Karndean luxury vinyl in a room?

Karndean luxury vinyl comes in different lengths and widths, from rectangular stone tiles to long and narrow wooden planks. This means the pack coverage varies between styles or collections – something you need to remember when measuring up for luxury vinyl flooring. We also add a cutting allowance of between 5% (for straight planks) and 15% (for herringbone), which gives you a few spare planks leftover to replace any damaged planks in the future.

Once you’ve chosen your Karndean flooring, it’s time to measure a room for luxury vinyl flooring by following these three steps:

  1. Calculate the total area of the room

Width of the room x length of the room = total area of the room
Example: 4x4=16m2

  1. Add an extra 5-15% onto your total area of your room then divide by the floor coverage per pack to work out how many packs you need. Round this number up to the next whole number.

(Total area of the room + 5%) ÷ pack coverage = number of packs required
Example: (16m2 + 5% =16.8m2) ÷ 3.25m2 = 5.17 (round up to 6 packs)

  1. Multiply the pack coverage by how many packs you need to get the total floor coverage, then times by the price per square metre to get the total flooring cost.

(Pack coverage in metres squared x number of packs) x price per square metre = cost of luxury vinyl flooring
Example: (3.25m2 x 6 = 19.51m2) x £44.99 = £877.75

Using our Van Gogh straight plank priced at £44.99m2, the average cost would be just over £875 for the flooring.

Average cost of Karndean luxury vinyl for a 3-bedroom house

If you’re doing a renovation on a larger scale, perhaps you want to know how much Karndean flooring costs for a 3-bedroom house? Don’t worry – we’ve worked it all out!

We’re basing our numbers on the average 3-bedroom house, which is between 88 to 100m2. Please note, the stairs measurements have been left out as Tapi is unable to offer luxury vinyl fitting on stairs.

Bedrooms

Bedroom 1 – 4x4=16m2  
Bedroom 2 – 3x4=12m2  
Bedroom 3 – 3x2.5=7.5m2  

Total = 35.5 m2  

Upstairs

Bathroom – 3x2=6m2 
Landing – 3x2=6m2  

Total = 12m2 

Downstairs

Living room – 5x4=20m2  
Dining room – 3x3=9m2
Kitchen – 3x3=9m2   
Hallway – 3x2=6m2  

Total = 44m2  

Total luxury vinyl cost

First, add up the measurements of your rooms: 35.5m2 + 12m2 + 44m2 = 91.5m2, then add your 5% cutting allowance, which makes it 96.075m2.

Now you can figure out how much it could cost you to use Karndean luxury vinyl flooring throughout your entire 3-bedroom home.

  • Mid-range Karndean luxury vinyl (Van Gogh) – £44.99 (pack size 3.25m2, total coverage 97.5m2) = £4,386.52
  • High-end Karndean luxury vinyl (Art Select) – £62.49 (pack size 3.25m2, total coverage 97.5m2) = £6,092.77

So, for a 3-bedroom house, you’re looking at over £4,000 for Karndean flooring throughout. Remember, this is just the cost for the flooring – you’ll also need to add on the Karndean luxury vinyl floor installation cost and accessories which we’ll cover next.

How much does it cost to fit Karndean luxury vinyl?

When you’re spending thousands of pounds on flooring, you should avoid cutting any corners to save money. So, if you’re not a DIY guru who can easily learn how to lay Karndean flooring, let us arrange for professional fitters to install your flooring. They are highly skilled at fitting lots of different types of flooring and can do the job quickly and efficiently with minimal mess or stress.

For gluedown luxury vinyl, the Karndean flooring installation cost starts from £17.50 m2.

Based on our example of a 4x4m room, Karndean luxury vinyl fitting would start from £280.

Minimum fitting costs apply depending on your location and there would also be a small admin fee priced per square metre for arranging the fitting.

Additional fitting costs to consider

Luxury vinyl has additional fitting costs that you’ll need to include in your overall budget.

  • Uplift and disposal –  Removing your old flooring starts from £6.50 per m2.
  • Subfloor preparation – Karndean gluedown luxury vinyl is only as good as the subfloor underneath, so you might need to do some prep work before it can be fitted. What you need depends on your current subfloor type and its condition. Smoothing compound starts from £7 per m2, damp course membrane is from £11 per m2, and ply board is from £9 per m2.   • Accessories – If you're using Karndean gluedown luxury vinyl from room to room, there’s no need for door bars or profiles, except where the flooring meets the stairs.
  • Adhesive – Luxury vinyl needs to be stuck down to the subfloor with either high temperature adhesive or our clever self-adhesive sticky ‘underlay’. High temperature adhesive is £69.99 and covers 15m2, while underlay is £13.99 per m2.
  • Door trimming – This is from £30 per door adjustment.
